Renters' Rights Act: Big Changes for Tenants Live from 1 May 2026
The Renters' Rights Act 2025 became law in October 2025, and its biggest changes for renters in England came into force on 1 May 2026. The reforms apply to both new and existing tenancies, so almost every private renter is affected.
Here is what changed:
- No more fixed terms. Fixed-term assured shorthold tenancies have been replaced with open-ended periodic tenancies that simply continue month to month.
- "No-fault" Section 21 evictions abolished. Landlords now need a valid legal reason to end a tenancy.
- Rent increases limited. Rent can be raised no more than once a year, capped at the open-market rate, with at least two months' notice.
- The right to request a pet. Landlords must consider pet requests and can only refuse with a fair reason.
- No more rental bidding wars. Landlords and agents can no longer invite or accept offers above the advertised rent.
